Nevada "N" Ranch Terms
The following terms will be applied to the Nevada "N" Ranch.
It is understood that the Ranch is being incorporated within the State of Nevada.
1. Each person who purchases 1 share will actually be purchasing
that percentage in the entire 165 Acre Ranch and a membership into the
corporation that will be the legal owner of the Nevada "N" Ranch. At the time of
these terms adopted, membership/ownership lifetime fee per share is $1,000.00
and payable in increments of $25.00 per month at 8.9% until paid in full (60
months). Each owner shall furnish name, mailing address, email address and phone
number to Nevada "N" Ranch for ownership/membership and billing purposes. We
encourage everyone to be billed monthly via paypal. However, Cash, money order
or check can be used.
For Example: Each share purchased will represent 1/640 ownership/membership
percentage in the entire property and ownership/usage therein.
2. Each person who purchases 1 share will receive a copy of contract for
deed and a share of stock equivalent to 1/640 ownership/membership.
3. Each person who purchases 1 share of Nevada "N" Ranch, inc.,
will be allowed to stake and survey 1 acre of land of their choice in a
designated area on the Nevada "N" Ranch for their own complete and private usage
within the limits prescribed by any local or state law.
(The Nevada "N" Ranch will provide documentation and notarize the exact location
of each acre that has been chosen)
4. Initially, to comply with all local and state laws, the Nevada "N" Ranch will set up the ranch in a private campground type setting and will provide a bathhouse, restrooms, and camping locations for itself and its guests.
5. Any person who owns 1 share within the Nevada "N" Ranch will
have complete membership voting and ownership rights and will be kept up to date
on all progress and future plans of the ranch they will be able to access via
our website or at the Nevada N Ranch Office.
6. Nevada "N" Ranch will allow as stated, campers, buses, tents or any other
temporary structures on the property.
7. Nevada "N" Ranch will also allow each individual who owns a share to build
permanent structures( pursuant to local and state laws,, such as cabins, mobile
homes, and smaller homes, if their share is paid in full and no balance is owed
to the Nevada "N" Ranch. This process must be handled a little differently
though to make sure all local and state laws are being followed.
Any person wishing to build a permanent structure MUST let the Nevada "N" Ranch
know at least 60 days in advance so we can assist and advise you in obtaining
the necessary permits from the county of Humboldt. Nevada "N" Ranch, inc., will
assist in any way possible to obtain necessary permits for each share holder.
Please note that any necessary permits to be obtained from the county or state
is not a given. They must be applied for and approved. The first year of share
ownership will be the toughest to build on as we progress with the county on re
zoning and platting out certain lots. So keep in mind if you are wanting to
build within the first year, this may prove to be difficult but not impossible.
However, RV's, campers, tents and buses will be permissible at any time!
Anyone who purchased with the sole goal to build and gets denied a permit, the
Nevada "N" Ranch will reimburse you in full for your lot after the first year of
purchase date.
8. It is understood, that the Nevada "N" Ranch is not responsible for
water, electric or sewer service to your 1 acre lot. This will be each
individuals sole responsibility. We will assist when and where we can. However,
we are discussing a community water well that will supply water to each lot, and
we would really like to be off grid, which means we would like to be supplying
our own power.
9. Each owner of 1 share are entitled to speak at monthly or
quarterly corporation meetings, to make suggestions, to campaign and call for a
vote following Nevada "N" Ranch, inc. bylaws, if a quorum is present to
apply or make any necessary changes to the Nevada "N" Ranch policies and/or
regulations.
10. Each owner of a 1 share is entitled to run or be appointed to the Nevada "N"
Ranch board of directors which will be implemented to help run the ranch and
ranch business and to enforce any necessary rules.
11. It is understood that all misunderstandings, complaints, violations,
policies, regulations will be decided at official meeting with a quorum of
owners.
Each 1 share owner will have a say and voice in the entire Ranch Community. Each
share owned represents 1 vote out of a total of 640, with 321 votes being
a majority and 321 being a quorum. (Ex: If someone owns 2 shares, they have 2
votes of the 640: so each share owned represents 1 vote) When quorum is not met,
the body cannot hold a vote, and cannot change the status quo.
12. In the case of delinquent payments for those choosing to pay monthly
payments. 30 days past due date and the owner loses all voting rights. 60 days
past due and delinquent, all rights including share ownership is default and
void. Nevada "N" Ranch will exercise the sole right to reimburse the individual
owner for their investment and reserves the right to reimburse you any monies
owed within 1 year from date of default. If default is made, you will lose all
ownership and Nevada N Ranch reserves the right to resell immediately at its
discretion.
13. No person who purchases share ownership may sell outside of the membership
without the express authorization of the membership at meeting. Nevada "N" Ranch
reserves the right for first purchase from any member who wishes to sell his/her
interest at fair market value and/or value paid for; whichever is more and/or
arbitrarily agreed upon. Membership reserves second right before any interest
can be sold outside of the current share holder membership. All will be
conducted in an official meeting with quorum.
Shares can be passed on as a gift, willed upon death to anyone that share holder
desires.
14. ATV's, horseback riding, or any other outdoor activity is
acceptable and encouraged. Remember, that the Nevada "N" Ranch is surrounded by
BLM land on all 4 sides for more outdoor entertainment.
15. Any man made land movement must be approved by the Nevada "N" Ranch Board.
No Exceptions.
16. Any and all illegal activity prescribed by law, is just that, illegal! We
discourage any and all illegal activity. So don't get caught!
Hard drugs on the property of Nevada "N" Ranch, inc., are not tolerated and will
be cause for termination of contract. Obviously, for clarification for those of
you who need it,
We do not consider Marijuana a hard drug, but under no circumstances is this
considered a pass to grow or use beyond what is legal in the state of Nevada for
medical marijuana patients.
17. Music! This is in all aspects is a lot about music. If
you don't like it, this might not be the place for you.
We encourage musicians to come, practice and play all day and all night and for
as long as you want.
18. Remember, the Entire Nevada "N" Ranch is private property. Therefore only
owners and invited guests will be allowed on the property. We will have security
enforcement at all times to make sure all guests are registered.
We should clarify "invited guests" and further say we reserve the right to
remove any person or persons who were not invited and/or causing a disturbance
that is not wanted. For further clarification, we consider people attending
events or activities as being "invited".
19. Commercial activity from owners will be accepted and even encouraged so not as to break any local or state laws or regulations. However, Nevada "N" Ranch reserves the right to inspect and approve each individually.
